What Changes in the Twin Cities Housing Market After Labor Day?

What buyers and sellers should know heading into fall 2026

September often brings a shift to the Twin Cities real estate market. Summer schedules wind down, families return to routines, and buyers and sellers begin thinking more seriously about what they want to accomplish before the end of the year.

But the market itself has changed since last fall.

What Has Changed Since Last September?

In September 2025, the Twin Cities housing market remained relatively tight. New listings increased 5.2% year over year, pending sales were up 7.9%, and the median sales price reached $390,000, an increase of 2.6%. Homes spent an average of 44 days on the market, while the metro had just 2.7 months of housing supply.

Heading into September 2026, buyers are seeing more choice. The latest available Twin Cities metro data, from July 2026, shows 11,586 homes for sale, up 6.7% from the previous year. Months of supply increased to 3.0, while the median sales price rose 3.3% to $408,000. Closed sales were also up 10.5% year over year.

The takeaway: Buyers have more options, while home values remain strong.

What Does This Mean for Buyers?

More inventory can create opportunities that were harder to find in previous years.

  • More homes to compare
  • More time to evaluate a property
  • More room for thoughtful negotiations
  • Less pressure to make a decision simply because inventory is limited

That does not mean every home is negotiable. Location, condition, pricing and presentation still matter. Well-priced homes in desirable communities such as Wayzata, Minnetonka, Plymouth, Edina, Orono and the surrounding West Metro can continue to attract strong interest.

Mortgage rates also remain an important part of the equation. Affordability continues to influence how buyers think about price, monthly payments and timing.

What Does This Mean for Sellers?

More inventory means buyers have more choices, which makes pricing and presentation even more important.

A home that is positioned correctly from the beginning has a better opportunity to stand out. That means understanding the competition, pricing based on today's market, and making sure the photography, marketing and overall presentation give buyers a reason to choose your property.

In July 2026, Twin Cities sellers received an average of 99.1% of their list price, while homes spent approximately 40 days on the market.

The market is becoming more balanced. It is not a market without opportunity.

September Is About Strategy

The Twin Cities housing market is not one market.

Wayzata is different from Plymouth. Minnetonka is different from Eden Prairie. A waterfront property is different from new construction or a townhome.

Broad market statistics provide valuable context, but property-specific information should guide a buying or selling decision.
